What happens if I buy or sell property?

  • When buying property we carry out a complete legal investigation of title to secure final registration in your name.
  • We can source, subject to status, a full loan and mortgage package through our agencies at no additional cost to you.
  • We work with all your service providers such as engineers, architects, auctioneers, valuers, BER assessors and others.
  • We can supply undertakings to banks and other credit institutions so as normally to avoid the necessity for bridging finance.
  • Fees on the transaction are normally in the region of 1% of the price, plus VAT at 21% and outlay.
  • Purchase of property can be secured in joint names without any additional cost.
  • Insurance, maintenance and caretaking can be referred through us to agents on your behalf.
  • We will advise you in relation to contents, fixtures and fittings, loan arrears and snag lists.
  • Do you know what rights your spouse will have and if not we can supply advice in relation to this?
  • It is advisable not to sign any documents before seeing us and we can check all legal and auctioneering documents before signing by you and clear them from a legal point of view.
